  • Mentally Move Out - Try to see your house as a buyer and start the mental process of moving out.
  • Complete any unfinished DIY Jobs - Unfinished D.I.Y. jobs sets alarm bells ringing in your buyer's minds. Finish them!
  • Clean, clean and clean again - A clean and freshly smelling house is a must when selling. Pay particular attention to your kitchen and bathroom(s)
  • Define Your Space - If you have a dining room, dress it as a dining room, not a playroom or second sitting room. Buyers need you to define the space for them. This will also add value!
  • De-Personalize - A few personal items and photos are fine when selling, but in order for buyers to visualize themselves living in your house, it is best to pack your personal items away for your new home.

  • Neutralize colour schemes - Bold colours are not to everyone's taste and can put potential buyers off. It is much better when selling your house to use neutral calming colours to "stage" your home.
  • Pets - However hard it is to believe, not everyone likes pets or their smells. It is best when showing your house, to take them out for a walk or to family and friends, along with their bedding and food bowls.
  • Curb Appeal - Curb appeal is the first impression you create for your buyers while they are standing outside the front of your house. Tidy up your front garden. Paint the gate and the front door, if necessary. Remove any visible bins. Put some flowering plants in the flower beds and by the front door to welcome your buyers in.
  • Garden - Present your garden as another room. Tidy away clutter, mow the lawn, weed the beds and paint the shed if necessary. Put some flowering plants in the flower beds, hanging baskets and pots. Create a seating area with some patio furniture.
